Working with a team of specialist consultants and negotiating with national agencies we created a masterplan for this development adjacent to East Midlands Airport and M1-J24. The development will involve substantial re-grading of existing levels to form development plateaus, which are designed to minimize the impact of buildings on nearby settlements.
The creation of an intermodal rail freight depot suitable for 750m length freight trains requires the construction of a long looped branch line, and, midway through the design process, much of the development site was bisected by the planned route for HS2.
Overcoming the constraints of levels and rail infrastructure, the design will provide 6 million ft2 B8 development.
The project obtained Planning Permission in early 2016.
